The Building Process:
  

Step 1: Start Researching
In this phase you can call previous homeowners for references and set up viewing of previously built homes. You may also meet with Shaun and Felicia to discuss your ideas.
Step 2: Building Site
Meet with us at potential building sites to discuss the terrain and your home location. We will review the plat, covenants and restrictions, architectural guidelines and utility locations.
Step 3: Plans
Plans can be drawn by our designer, Felicia Tompkins. She will design your home to best suit your needs and take advantage of your lots' assets. You can also have your plans drawn by an architect and then meet with us to review them.
Step 4: Firm Price Bid
Once the plans have been created and approved, we will calculate the price. We guarantee a firm price on your new home based on a detailed set of building plans and specifications.
Step 5: Allowances
During construction, you will get to select specific items for your new home. Some of these items have been assigned specific dollar amounts which are included in the firm price bid.

These include: Floor coverings
                      Light Fixtures
                      Appliances
                      Kitchen & bath cabinets & tops
                      Built-ins
                      Towel bars and paper holders
                      Landscaping

Allowance overruns increase the price of the home by the amount of the overrun. If less than the allowance is spent, the buyer will be credited the difference.
Step 6: Construction Financing
Two Choices:

Construction draws: You provide the lot and financing and we request bi-monthly payments from your bank for work completed

OR

Turn Key: We provide the lot and financing and you make one payment at the completion of your home.
 
Step 7: Construction
You are welcome to visit the job site at any time to monitor and participate in the construction of your home. You are also welcome to contact Shaun, Felicia, or Russell at any time.

We use duly qualified sub-contractors who meet our strict standards and insurance requirements. We also have accounts with most suppliers in town, and would be happy to set up additional accounts if needed.

All proper permits and fees are obtained and paid during the building process. We will arrange all necessary engineering design and building inspections by appropriate officials
Step 8: Insurance
Tompkins Construction maintains the following insurance policies at all times:

a. Builders Risk Policy
b. Liability Policy
c. Workmans compensation policy
Step 9: Completion of Home
Upon completion of home the following will occur:

a. Final walk-thru
b. Obtain and provide certificate of occupancy
c. Review final cost figures
d. Homeowner places their hazard insurance into effect
e. Provide homeowner with warranty information packet
f. Full or final payment to Tompkins Construction
g. Homeowner moves in and occupies
